The scheme is for new residential apartments in the Mokotow district of Warsaw.
The site currently houses a large 1950′s government building which fills the site and will be demolished for the scheme to be built.
The planning controls for this area and other parts of Warsaw are developing as the economy and social planning strategies emerge from their recent history. The surrounding district has many residential blocks and all are limited to 10no stories and 30m in height. The site is also near to a large graveyard and ancient building codes needed to be explored before approval could be sought.
The scheme is for 144no one and two bedroom flats set over 9no floors. The apartments are served by 2no lift cores and 4no escape stairs. At ground floor the entrances and some retail is located.
New basements are formed for on site car parking to current standards.
The proposed elevation is broken up into 3no bands, each of 3no floors, with each band having a differing but harmonising render colour. Also the flat arrangements in each ‘band’ differ allowing windows to be relocated and creating a more abstract elevational treatment.
Other schemes and locations in Poland are currently being viewed including in Krackow and Warsaw with variable uses.
